There’s no crystal ball. A Home Inspection is intended to assist in evaluation of the overall condition of the dwelling. The Inspection is based on observations of the visible and apparent condition of the structure and its components on the date of the Inspection, and not the prediction of future conditions.
A home inspector is not an expert but a generalist. Your home inspector will inspect the home and will report the home’s condition as it is at the time of the inspection. That is the main responsibility of the home inspector. A home inspection does not include predictions of of future events. Remember your home inspector is not a clairvoyant. These future events include: roof leaks, water intrusion, plumbing drips and heating failures. These events are not within the scope of a home inspection and are not the responsibility of the home inspector.
A home inspector will report, describe and identify, in written format, the inspected systems, structures and components of the dwelling, and the material defects observed during the home inspection. Your home inspection may contain recommendations regarding the conditions reported and/or suggestions for correction, monitoring or further evaluation by professionals.
Remember, there’s no crystal ball. A home inspection is intended to assist in evaluation of the overall condition of the home. The inspection is based on observations of the visible and apparent condition of the structure and its components on the day of the home inspection.
